How to best start working with a Realtor, one that actually want’s to put forth some effort, is to have them run a list and start a strategic calling/emailing process as outlined below.

Remember the lists we are going to ask them to run, and export from their MLS for your target areas, are the following:

ALL ACTIVE Short Sales

Hey John, this is XXX from XX Realty.  One of my clients is a big time CASH investor that specializes in short sales and bank-owned REO’s.  I see you have a listing at 123 Main Street.  I’m not calling you about that one because he generally prefers to start the deals from scratch as compared to getting involved later on in the process.

ALL PENDING/UNDER CONTRACT Short Sales

Hey John, this is XXX from XX Realty.  One of my clients is a big time CASH investor that specializes in short sales and bank-owned REO’s.  I see you have a listing at 123 Main Street under contract.  First of all congrats…I hope things work out with this buyer but if not let us know and maybe we can take a look at it.   

ALL SETTLED/CLOSED Short Sales (going back 2 years)
Hey John, this is XXX from XX Realty.  One of my clients is a big time CASH investor that specializes in short sales and bank-owned REO’s.  I see you have a listing that closed over on 123 Main Street.  First of all congrats…I know how crazy they can be and I’m glad to see you got it done. 

Only the intro changes and then it leads right into the message:

“Anyway, I wanted to reach out to see if you currently have any short sale listings…specifically those without a buyer, or any REO listings?  

If so, I can send over a brief Q/A that we created to help us analyze potential deals.  

If not, keep us in mind the next time you get one (reach out before you even go on the listing appointment and we can help ensure you “win it”!  Let us know either way and we look forward to working with you.
